Removing a Sidewalk Lien From Your NYC Property

When DOT bills escalate to liens, how to satisfy them, and how to prevent future liens with a documented private repair.

Sidewalk-repair liens are among the most common surprise liens NYC property owners face. Removing one has two paths: pay-off (fastest) or dispute (slower, and only viable if the underlying work is defective or duplicative).

Pay-off path

Order the payoff statement from the Department of Finance. Pay in full via ACH, wire, or certified check. The lien is released within 15–30 business days. Get a Satisfaction of Lien recorded — do not skip this step; it's what closing agents look for.

Dispute path

If the underlying DOT contractor work was defective, or the violation was mistakenly issued, or the same violation was already privately repaired, file a dispute with the DOT Sidewalk Management Division. Bring photos, receipts, and any prior repair permits.
